DFW has been one of the most active industrial construction markets in the country for years running. DFW's population growth has outpaced almost every major metro in the country for years, and that growth has brought a labor pool that's both large and increasingly experienced in logistics and fulfillment work, thanks to the sheer number of 3PLs, retailers, and distribution operations that have set up here before you.
Rates Have Stayed Rational, Even With All That Growth
In a lot of hot industrial markets, rapid demand growth pushes lease rates up fast enough to erase the cost advantage that made the market attractive in the first place. DFW has largely avoided that trap, mainly because supply has kept pace with demand. New industrial product has continued delivering at a scale that keeps landlords competing for tenants rather than the other way around, which is good news for any 3PL or brand negotiating a new lease rather than renewing one signed years ago at a very different rate.
That dynamic won't last forever in any market. But it means tenants entering DFW today still have real negotiating leverage, at a moment when leverage in some coastal and Sun Belt markets has already shifted firmly toward landlords.
What This Means If You're Not in Texas
You don't need to relocate to benefit from what's happening in DFW. If you're a 3PL building a national network, or a brand evaluating fulfillment partners, DFW is increasingly the market that anchors a Texas or South-Central node in a broader footprint, alongside markets on the coasts and in the Midwest.
The bigger lesson travels beyond Texas: the strongest supply chain markets right now share the same traits DFW has stacked up. Central geography relative to population, active industrial development with modern specs, and a labor market that can actually staff the building you're leasing. When you're evaluating your next market, whether it's DFW or somewhere else, those are the three things worth underwriting before the address.
